A house with centuries of history, its fascinating exterior and interior a testament to its past. The house was first cited in 1577, when the building was set up as The Free Grammar School by Thomas Arnott. The school is believed to have consisted of a single classroom at the front of the property. The school moved out in 1607. It was then used as the Woodbridge Workhouse until 1867 when it was bought by a Timber Merchant and Steam Sawyers.

The current owners have removed many of the 20th century wall covering to reveal the fine old beams, fascinating wood carvings and stripped wooden floors. Every room has been completely refurbished in 2009 and there is new furniture and fittings throughout.

In one of the highest spots in Woodbridge, there are magnificent views over the roof tops to the river in one direction and the attractive grounds of Woodbridge School in the other.

To the right of the property is a magnificent carriage arch with a fine carved wooden beam dating back over four hundred years.

Woodbridge is an ancient market town with many interesting historic buildings, including St Mary's Church, the Shire Hall and the old Seckford Alms Houses. Woodbridge School is close by. There are a number of excellent (and very old) traditional Suffolk pubs, fine restaurants and a great variety of shops. The beautiful River Deben is just a five minute walk away. Sutton Hoo, Orford, Aldeburgh and the Suffolk coast are all within a 15 to 20 minute drive.

  • Interior

  • Walking into the sitting room you get some idea of the fascinating history of the house. The sitting room was, in the 16th and 17th centuries, the school room for Woodbridge Free Grammar School. The owners have restored this room with great sympathy, exposing many original beams, stripping and polishing floors and installing a woodburning stove in the original fireplace. Sofa and armchairs, occasional tables and lamps, TV and DVD ensure 21st century luxury in this historic room. There is a cloakroom with w.c. and wash basin

  • The dining room is spacious and comfortable with dining table and six chairs, storage cupboard. Look out for the old wood carving on the wall

  • The kitchen has been completely refurbished and now includes fitted cupboards, hob and oven, dishwasher, microwave, fridge/freezer.French doors open onto the small courtyard garden. There is a utility area with washing machine and tumble dryer

  • All bedrooms are on the 1st floor. Bedroom 1 with double bed, bedside tables and lamps, wardrobe and chest of drawers. Bedroom 2 has twin beds, bedside tables and lamps, wardrobe and chest of drawers

  • There a bathroom with bath and hand held shower, wash basin and w.c., heated towel rail

  • Bedroom 3 is a single-bedded room with bedside tables and lamps, wardrobe and chest of drawers and views over the rooftops to the river.

  • A further staircase leads to the attic, a wonderful beamed room which is being converted into a children's den and games room

  • Outside

  • There is a small south west facing walled garden with flower beds and paved with table and chairs, barbecue

  • Parking is available in the pay & display car park to the right of the property. A weekly ticket can be obtained.
