Style: An old threshing barn on one side and livestock barns on the remaining three sides, now stunningly converted and encompassing a sunny, secluded courtyard garden
Setting: Set amid hills to the north of the water meadows and southern most Broads at Bungay. The barns are separated by bird rich hedges from the surrounding arable fields and copses. A lovingly converted series of barns set around a sun-flooded courtyard garden

House style
A group of timber framed brick built threshing and cattle barns including a wonderful open plan south facing kitchen / dining room with fold back doors opening onto an area of decking complete with an ancient olive tree.
Grounds: Large and very private area of decking, leading to a grassed central area surrounded by paving. At the far end of the courtyard garden there is an open barn with seating and storage for logs and bikes.
Children over 8 are very welcome and there is space for cots and high chairs. The sleeping loft with simple mattresses would certainly suit two or three youngsters who like climbing ladders
Music In the sitting room a large flatscreen TV with freeview and DVD player and surround sound. Radio with CD player
Provided Toiletries for the bath and shower. Wood for fire. Board games, books and selection of DVDs and CDs
Packing tips Swimmers for the hot tub, it is very private so don't worry if you forget!
Eco policy: Eco friendly washing fluids etc provided
Bedrooms Ground floor and east facing so morning sunshine floods in. Would suit those with some mobility problems as no stairs to negotiate, large walk in showers with just a couple of inch step
Sitting room Its sumptious! Do we like it? We love it! An area for games and reading and another for relaxing with friends; wood burning stove, large flat screen TV and loads of comfortable sofas
Kitchen: Spacious indeed and vaulted with enough saucepans, cooking facilities and even a bread maker for a large house party. Stunning fold back doors allowing the sun to flood in and you to pour out!
The Area
If you can do want to leave the house then do take the short trip to Bungay, a fascinating old southern Broads town with plenty of historic buildings, some excellent pubs and restaurants (and of course the printing works for Harry Potter). The Waveney river flows through the town and you can hire a boat and have a look around the Norfolk Broads. There are large fishing lakes within a couple of miles and Norwich is just a twenty minute drive away.
The beautiful Suffolk coast is also just a short drive away. If you want absolute quiet apart from the call of the birds and the pull of the sea visit Benacre and Cove Hithe. For a sandy beach and old fashioned Pier Southwold is a must. Adnams brewery and half a dozen of its pubs are also there!

A long corridor leads from the bedrooms and bathrooms to the sitting room
The large sitting room is divided into two areas, a reading area with sofa and coffee tables, bookshelves with books, games, DVDs and CDs. To the other side is an L shaped sofa, a second large sofa and armchair, large flat screen TV with DVD player, coffee tables and lamps and log burning stove - the sitting room has surround sound
The kitchen is vaulted with a gallery area with work table and chair and sofa
The kitchen is well equipped with an Aga, Range cooker with gas hob and electric ovens, large fridge freezer, bread maker, microwave, dishwasher, washing machine, tumble dryer and lots of pots and pans.
The south facing dining area has a large dining table (not shown in picture) and folding doors leading to the south facing decking
A fixed ladder leads from the sitting room to a gallery from which there is a door to another sleeping area - great for children - with a double and single mattress
Outside
The L shaped living area of the barns is to the east and south of the courtyard garden. To the north is an open barn with log store and seating and plenty of room for bikes. To the west is the hot tub and the threshing barn. Gates lead out to the drive where there is parking for one car, with more spaces beside the drive.
Along the drive are two wildlife ponds, one with bullrushes and visiting ducks!
