Style: A clapperboard cottage with a beach house feel, mediterranean patio and large garden.

Setting: On the edge of the village of Snape, backing on to attractive woodland and just a few yards from the Sailors Path which takes you along the Alde Estuary to Aldeburgh. Priory Lodge is close to Snape village church and is on the road into Aldeburgh (10 minutes from the beach by car).

House style: Old Suffolk farmworker's cottage now completely updated and refurbished to create a stylish clapper board luxury beach house, a wonderful retreat summer or winter.

Grounds: An acre or more of fully fenced garden with large patio area close to the house, a substantial area of grass with shrub borders and beyond a child's paradise of walkways and tree houses. An indulgent grandfather at work!

Ideal for: Two couples looking for space and absolute comfort or family with or without grandparents. The ground floor master bedroom and bathroom are well away from the other bedrooms, so loads of privacy for all.

Just a 10 minute walk from Snape Maltings, home of Aldeburgh Music, it will certainly appeal to music lovers and performers visiting the Aldeburgh Festival or the Snape Proms.

The ground floor Master suit is a delight with french doors opening on to the terrace and a really luxurious bathroom. The second double (upstairs) is lovely and the bathroom next door can be used as an en-suite if there are no youngsters.

The lane on which Priory Lodge is situated leads past the woods on one side, arable fields on the other (where a Saxon burial ship was found) to a public footpath which takes one along the Sailors Path to Aldeburgh in one direction and to the village of Snape in the other.

Eating & drinking: A ten minute walk along the country lane will take you to the centre of Snape where there are three excellent pubs including Dining Pub of the Year 2009 - The Golden Key) where you can get anything from gourmet food to excellent fish and chips! The Snape Maltings, home of Aldeburgh Music, includes the Metfield Cafe where you can get anything from morning coffee to an evening meal, the Maltings bar and the Gallery tea shop great for coffee or a light lunch.

In nearby Aldeburgh there is an excellent selection of fine restaurants, pubs and hotels all selling excellent locally sourced meals.

Children: All the hardware such as high chair, cot, stairgate etc are available. The children's bunk room will appeal to little ones and teenagers alike. Spacious, there is plenty of room to litter the floor with games or add a travel cot or two, it looks out over the garden where there is a great play area within the fenced garden but close to the woods giving the children a sense of space and privacy. There is storage for bikes and the lane beside the house leads down to a wooded area with off roading humps and bumps as well as to a number of bridleways close to the estuary suitable for off road cyclings for all ages

Packing tips: Beachwear - Aldeburgh beach can be reached in ten minutes, bikes, walking boots or Wellingtons, riding gear and sailing wear, Priory Lodge will appeal to sailors, walkers, bird watchers, tree huggers and beach lovers.
