In the know: If you are booking the cottage make sure you get the master bedroom it's stunning- it has an en-suite shower room which is lovely, and and the most fantastic balcony overlooking the garden.

House style: The end of a terrace of three pretty traditional Suffolk cottages, The Warren has the charm of a bygone age and the functionality of the 21st century home.

Grounds: A delightful little cottage garden to the front with a large terraced and sloping garden to the rear with shrub and flower beds leading up the hill from where there are fantastic views over the meadows which lead down to the Deben River.

Sleeps 8 (and a baby) in 4 bedrooms Ideal for: Family groups or friends who want all the pleasure of a countryside setting yet want to be near the coast and the excellent shopping facilities at Woodbridge. Walkers, cyclists, bird watchers, and anyone who loves outdoor pursuits will enjoy The Warren.

Eating and drinking: The village shop, a 3-minute walk up the road has pretty well everything you will need including local veg and logs for the fire. A pretty stroll down the lane will get you to Lower Ufford and The White Lion - good food and beer. A 10-minute drive will take you to the ancient market town of Woodbridge where there is a superb choice of really good restaurants and pubs including The Galley, The Crown, The Riverside, Spice and The Waterfront. There are two Indian, a Thai and a Moorish restaurant as well as an excellent vegetarian - The Cross. Many of the pubs sell the local Adnams beers, some of the best in the country and if you wish to cook for yourself then visit the Thursday market and the many shops selling organic and local meat, fish and vegetables -when in season, local asparagus and samphire are specialities of the area.

Children: The garden is fenced and whilst the slope to the back of the garden is pretty steep the owners four little ones have run exhaustive tests on the house and the garden and confirm that it is certainly child friendly. Across the road there are sheep on the pasture, the lane outside is popular with cyclists and horse riders. A visit to Sutton Hoo (about 2 miles) is a must and the coast is just a 15-minute drive away.

Music: A stereo system, flatscreen TV with DVD, digital radio. Within 15-minutes drive of Snape Maltings Concert Hall where there is a year round programme of music and the arts. See Aldeburgh Music for a detailed programme.

Packing tips: Beach wear and walking boots, bikes and binoculars - summer or winter you will find lots to do. Woodbridge also hosts a windmill and a tidemill - both worth a visit and the walks along the river are a sheer delight.

  • The ground floor

  • The side door leads into a hall with coat hooks and space for boots and shoes

  • Cloakroom with slate floor, large walk in shower, wash basin, w.c.

  • There is a really large kitchen, dining room with strip pine dining table, chairs and a pew bench. The kitchen is fully fitted and includes a large AGA, microwave, butler sink, dishwasher, fridge, toaster etc

  • The fridge/freezer, washing machine and tumble dryer are in the utility room

  • A door from the kitchen leads into the sitting room with large L-shaped sofa, arm chairs, flat screen TV with DVD and Sky, occasional tables and wood burning stove - re-discovered by the owners when refurbishing the property in 2009-10

  • The front door, rarely used as with most country cottages, has a desk and chair where those who must work can settle down to their emails etc

  • The 'adults' sitting room is dominated by a lovely log burning stove set back into the large fireplace, two sofas, arm chairs, coffee table and book cases make this a great room for adult conversation. But if you want to veg. infront of the television, there is a large flat screened TV with DVD and Sky

  • Despite it's cottage status the staircase is quite straight but steepish!

  • The landing leads to

  • Twin bedded room with two full sized single beds, bedside tables and lamps, chest of drawers and hooks

  • Family bathroom with roll top bath with shower attachment, wash basin and w.c., heated towel rail

  • Bedroom 2 has a standard double bed, bedside table and lamps, wardrobe and chest of drawers

  • Bedroom 3 is another twin bedded room with two full sized single beds, bedside tables and lamps, chest of drawers and hooks

  • Bedroom 4 is the master bedroom with super king double bed, bedside cabinets, built in hanging cupboard and large chest of drawers, easy chair and flat screen TV with DVD and Sky. And the piece de restistance - a lovely balcony overlooking the rear garden.

  • A door from the master bedroom leads to the en-suite shower room with wash basin, w.c. and shower, heated towel rail

  • Outside

  • A sliding five bar gate leads into the drive with parking space for 2 cars There is a further pedestrian gate which leads into the cottage garden at the front of the cottage

  • There is a grassed area to the side of the cottage and a large paved terrace to the rear. Beyond the terrace steps lead up to a series of grassed terraces and to the top of the garden, from where there are spectacular views across the valley and surrounding pastures

  • Services

  • Bedlinen and towels are provided. Please bring your own beach towels

  • Off road parking in the drive and across the lane

  • Guests are asked to consider other holiday makers and not smoke in the cottage
