Situated down a long and winding single track lane on the edge of the picturesque south Suffolk village of Stoke by Nayland, in the Dedham Vale Area of Outstanding Natural Beauty, this delightful property is the perfect getaway for a couple looking for somewhere cosy, quirky, rural, and, in a word, idyllic.

Sympathetically converted in 2008 from its previous incarnation as a disused pumping station, The Pump House oozes with its own history. Although it is now a very comfortable holiday home, it does not try to hide what it once was - an industrial building. This means it is brimming with character, from the robust heating tower in which the log burner stands, to the blind, with a mechanism reminiscent of a drawbridge winch, at the enormous kitchen window that floods the kitchen and dining areas with natural light. Yet more light is drawn into the lounge area, surrounded on three sides by floor-to-ceiling windows. This room looks out over the wildflower meadow garden and beyond - if you like a rural outlook, this really is the property for you! What's more, due to its rural location, nighttime light pollution is very low, and the owners have provided a large telescope for stargazing on clear nights.

Although there is a sofa bed on the mezzanine floor, we do not feel that this property is suitable for children under eight due to the very steep ladder-staircase.

  • Ground Floor

  • Steps up to the front door.

  • Front door brings you into the open plan living space.

  • Immediately to the left is the dining table with chairs for four.

  • Beyond the dining table, the bespoke kitchen offers a four-hob cooker, oven, 1.5 bowl sink, washing machine, fridge-freezer, toaster, kettle, microwave and open wood burning stove. There are also two easy chairs in front of the huge picture window for keeping chef company!

  • To the right of the front door, and separated from the living area by a curtain, is the double bedroom, which includes a washbasin, two windows with secondary double glazing and a wardrobe.

  • To the left of the bedroom is the shower room, also incorporating the w.c. and handbasin.

  • Straight in front of you when you come in the front door is the glass-walled living room area with two two-seater sofas, coffee table and the large telescope.

  • French windows open from the living area onto the extensive decking, which has two sun loungers as well as an outdoor table and chairs. NB There is ramp access as well as step access to the decking.

  • Central to the living space is the heating tower, incorporating the log burner.

  • Underfloor heating throughout keeps the building - and you - cosy.

  • First floor

  • Steep ladder staircase leads to the mezzanine area, which has a futon and the television. This area is not recommended for children under eight years due to the steepness of the stairs.

  • Outside

  • There is ample off-street parking in front of the property.

  • The Pump House is set in a large wildflower meadow, bordered on one side by a beautifully clear stream (the River Box), and on another by one of the many long footpaths in this area (NB this runs down the side of the meadow, within The Pump House's boundary).

  • A bench by the stream offers a perfect spot for doing precisely nothing.
