About the property
Cute-as-a-button cottage, packed full of charm and character, situated just outside the pretty market town of Framlingham. Just far enough out to feel you’re in peaceful countryside, but still within easy access of local amenities... the best of both worlds! The area is packed full of interesting places to visit, with Pepperswash Cottage making the perfect little base from which to enjoy the area. The cottage is warm and comfortable and, with two working open stoves, a lovely property to enjoy during the winter period as well as summer time.
Grounds
Pepperswash Cottage is a semi-detached property, that can be approached via its own private drive. You also have pedestrian right of way through the neighbour’s front garden. The back garden is beautifully spacious, laid to lawn and surrounded with mature shrubs and trees. The views from the garden are delightful, with pretty countryside as far as the eye can see – enjoy from various garden seating or the sunny terrace with table and chairs.

There is ample off road parking on the private drive. Please note: Entrance to the drive is quite narrow, so do take care!

A family of four who’d like to explore the historic market town of Framlingham, whilst also being within very easy access of coastal towns such as Aldeburgh, Thorpeness, Dunwich and Southwold. The garden at Pepperswash is a haven for wildlife and the general area is a bird watchers heaven – Minsmere being a must see!
Walkers will adore the network of pretty footpaths, right from your doorstep – take a walk from Pepperswash Cottage across the countryside to Framlingham Castle, a magnificent 12th century fortress.
Golfers aren’t far from Cretingham Golf Club, which is set in 165 acres of beautiful rolling countryside.
Families with children will love Easton Farm Park , with a play barn, outside adventure area, and plenty of opportunity to meet and learn about the farm animals. Great fun!

The area is a food and drink paradise, but we’ve narrowed it down to the 4 best places to stock up on self catering goodies:
Framlingham Market: Takes place every Tuesday and Saturday on Framlingham Market Hill. A fantastic lively place (especially on a Saturday) to purchase fresh fruit and veg, delicious artisan breads, fresh fish, local cheeses and much more.
Easton farmers market: Usually takes place the second to last Saturday of each month, but do check their website to avoid disappointment. Selling local fruits, veg, beef, lamb, poultry, pies, cakes, bread, juice and lots more. All produce is locally grown, reared, baked, poached and smoked. You won\'t come away empty handed.
Leo’s Deli: Situated on the market square in Framlingham, and a perfect place to stock up on special picnic food, or something to nibble on in front of a good film. The deli stocks an array of local produce including fantastic cheeses, meats and olives, as well as freshly prepared on-premises pies, salads, pasta, dips and cakes.
Shawsgate Vineyard: One of East Anglia’s oldest commercial vineyards, situated very conveniently a few miles from Pepperswash. A favourite with the locals. The Station has an excellent chef who has created a fantastic menu using locally sourced produce. The Station has a lovely atmosphere, making it an easy place to enjoy an evening.
Queens Head, Dennington: 01728 638241
A beautiful 500 year old inn retaining many of its original features, including a coffin hatch and a bricked up tunnel leading to the village church. Now restored into classy bar and restaurant, with an excellent menu, big open fires, and relaxing ambience. Watch out for the resident ghost!

A beautiful old Suffolk pub, popular with both locals and holiday makers. The White Horse is great for a cheeky Adnams or Aspalls whilst chatting at the bar, but offers an excellent menu for lunch or an evening meal.

A friendly village pub where you can be assured of a warm welcome and good food. All the food is prepared freshly, with a specials board offering great value for money. Log fires roar away in the winter to keep out the crisp, chilly air.
