Stoney Beach is a delightful seafront Aldeburgh property and a much loved family home. The house is light, bright and spacious, and ideal for one or even two families. It has its own front garden bordering Crag Path and the beach, and a fabulous roof terrace with wonderful uninterrupted views across the rooftops of Aldeburgh to the River Alde and Iken. It is also conveniently located moments from the high street. With two kitchens and a choice of sitting rooms Stoney Beach is ideal for a multi generational holiday or a couple of families.

About the Property:
The house is set over four floors with half landings and a lower ground floor.  Stoney Beach boasts plenty of space to entertain, with an open plan dining and kitchen area, and two sitting rooms. The property also benefits from a magnificent, sunny roof terrace, where you can enjoy delightful views of the countryside stretching to Iken, and a courtyard to the front of the house, perfect for BBQs and just a stone?s throw from the beach.

The ground floor consists of a bright dining/sitting room and kitchen, the eight seater table and seating area overlooking the beach, which leads down to a lower TV room (perfect for movie nights) and adjoining shower room. The upper floors contain a further two bathrooms, two double bedrooms, two twin rooms, and a second kitchen area, all boasting views either across the waves to the east, or over the rooftops of the town to the distant pastures westward. The top floor contains the stunning master suite with ensuite and mezzanine floor leading to a lovely roof terrace.

An iconic Aldeburgh property, Stoney Beach provides the perfect retreat for families and friends looking to enjoy a holiday by the sea. Close to all the amenities of the town, and an easy drive from other Suffolk Coast gems, such as Thorpeness, Orford, Southwold and Woodbridge.


Parking: Street parking on Crag Path, outside the front of the house. (Not designated and subject to availability). Parking permits for the surrounding car parks can be purchased from Suffolk Coastal District Council. There are offices in Woodbridge and Felixstowe if you wish to purchase and collect in person. These can be ordered over the phone by calling 01394 383789 and posted to you second class, we therefore recommend that you book these well in advance. Opening hours: Mon-Wed 8.45 am - 5 pm, Thurs 9.30 am - 5.30 pm, Fri 8.45 am - 4.30 pm.


Self-catering eating and drinking:  
Grocery deliveries are available and there is a great selection of catering options for your stay. Just yards from Aldeburgh high street, you will find all the holiday food you need to stock up on - butchers, bakers, greengrocers, general stores galore. And of course there is no shortage of fish sheds dotted along the beach, selling freshly-caught seafood throughout the day. Slightly further inland, down the A1094 just before you get to the A12, you will find Friday Street Farm Shop, a large range of excellent home-grown and locally-made produce, it is the perfect place to stock up on holiday food.

Tip: If you can drag yourself out of bed, the best time to buy fish is early in the morning, just as the fishing boats get in. 
The pretty little town of Orford is situated right on the rivers Alde and Ore, and well worth a visit whilst exploring the Suffolk Heritage Coast. Pinney's of Orford have grown oysters at Butley Creek since the 1950s and their smoke house supplies mouth-watering freshly smoked fish every day.


Eating out:  You will be spoilt for choice with many good pubs and restaurants within easy walking distance of Stony Beach. 

The Brudenell, Aldeburgh  (01728 452071) 
Just a short walk down Crag Path, experience fine dining at The Brudenell. With its relaxed, informal dining room and patio heaters which allow you to eat al fresco after the sun has set, The Brudenell Hotel is a great place for a special holiday meal. Suffolk has the reputation of being the country's richest producer of healthy, locally-grown organic food and the head chef plays homage to this with his firm ethos of using sustainably and ethically sourced local produce.  


Cross Keys Inn, Aldeburgh (01728 452 637)
Dating back to 1540 the pub is glowing with history and has great character. A large courtyard garden facing onto the sea front, makes this the perfect place to enjoy a pint of Adnams! The Cross Keys serve an extensive selection of fresh seafood, which is caught daily by the Aldeburgh fishermen. 

The Mill Inn, Aldeburgh   (01728-452563) 
The Mill Inn is another pub that stands directly opposite the beach front. With plenty of old world charm, its beams and leaded windows take you back to the days when this was once the haunt of local smugglers, who plied their trade the length of the Suffolk Coast. Meals are cooked using fresh, local ingredients, hand-selected by the Chef. The seafood dish of the day is chosen depending on the success of the Aldeburgh fisherman who land their catch on the beach opposite. What is more, if you fancy a hearty cooked breakfast The Mill Inn in the place to go. 
The White Lion, Aldeburgh  (01728 452720) The White Lion Hotel enjoys fantastic views of the sea, and is a great place to enjoy a good meal. The menus are fresh and inspired, using produce sourced from the land and sea close to Aldeburgh. Fish and seafood are both specialities, as well as traditional favourites such as braised oxtail or devilled lambs kidneys. 

Prezzo, on the High Street, is always a favourite with families, offering traditional Italian lunches and suppers and a friendly relaxed atmosphere.

Packing tips:  Wellingtons and walking boots will be very useful so you can have a good old stomp along the coast without ruining your best shoes! Do remember beach towels, fishing nets, crabbing lines and sailing kit. Think about bringing or hiring bikes as this is a wonderful place for cycling, whatever your age or ability

Facilities

Lower Ground Floor

  • Accessed by a staircase from the kitchen, the lower ground floor includes a spacious sitting room, with two large sofas and a large flat screenTV. Small windows look onto the courtyard to the front of the house, making this the perfect room for movie nights in. There is a book case with a selection of books, videos and games. There is a shower room with w.c. and hand basin

Ground Floor

  • From the entrance hall, turn left into the large, bright dining area, with 8 seater table and big bay window overlooking the beach and sea. Enjoy the views from the long, cushioned bench seat. With original fireplace (not in use), wooden floors, a colourful rug and sea-themed art work, as well as two armchairs and a large, wooden coffee table. Director's chairs provide additional seating, in keeping with the sea side theme. (Four extra garden chairs in hall.) A few steps lead down to the kitchen area to the rear, with large central island and stools. A built in microwave, full fridge, half-height freezer, Miele washing machine and dishwasher, double toaster, a four hob electric stove and extractor fan, a double oven, large sink area, kettle and cafetieres, and ample cupboard space. The kitchen is also equipped with plenty of plates, cups, glasses, mugs, tea pots, utensils and two large wooden chopping boards. Off the kitchen is access to a large storage room, ideal for bikes and beach/sailing equipment.

First Floor Half Landing

  • A bathroom with large, wood-panelled bath, separate large shower, wash basin, toilet and airing cupboard, and sea-themed artwork. Next door is a double bedroom, overlooking King Street, with hanging space and shelves, two bedside tables and lamps a mirror, bookcase with selection of books and a plantation chair.

First Floor

  • A few steps lead to a half landing, A glass door opens from the landing onto an enclosed balcony, looking over the beach.
  • Next door is a bright and airy bedroom with king size mahogany sleigh bed, and magnificent views through the large bay windows out to sea. With two large wardrobes, with hanging space and shelves, a TV, two armchairs, two bedside tables with lamps, and artwork.

Second Floor Half Landing

  • A second kitchen with worktop and sink, microwave, oven and gas hob, fridge, clothes dryer, iron, ironing board and Hoover. A door leads from the kitchen to an outside staircase leading to King Street.
  • Adjacent is a twin room overlooking King Street, complete with wardrobe, bedside table, two lamps and bookcase with good selection of books for all ages.

Second Floor

  • A stunning second sitting room , with four-seater and two-seater sofas, original fireplace, picture windows with views out to sea, a TV, drop leaf table ideal for board games, antique chess table, wooden/glass coffee table, standard lamp, and a small office area, with desk/chair and book shelves, 'wooden boat' and computer.

Third Floor

  • A twin bedded room, with large wardrobe, bookshelf, bedside table and double lamp, a small cabinet, and views over the rooftops to the Alde Estuary and Iken in the distance.
  • Adjacent is a family bathroom, complete with wood-panelled bath with overhead shower attachment, a wash basin and mirror, a w.c. airing cupboard, and wicker chair.

Master Suite and Roof Terrace

  • The Master suite enjoys views of the beach and out to sea, listen to the sound of the waves. There is a beautiful wooden double bed, two side tables with lamps, a large storage chest, a spacious wardrobe, flatscreen TV, full length mirror. The en suite bathroom has its own large waterfall shower, with additional shower head, a wash basin and w.c..
  • Overlooking this space is a mezzanine floor reached by a short flight of stairs and leading out onto the decked terrace which offers great views to Slaughden Quay marina and the River Alde as well as the distant countrside of Iken to the South, and over the rooftops of Aldeburgh across to the North.

Services

  • Egyptian Cotton bed linen and towels are provided. Please bring your own beach towels
  • Central Heating throughout. The open fire in the sitting room may only be used with the owner's permission; guests are asked to provide their own smokeless fuel.
  • In consideration of other guests, please do not smoke in the property.
  • A limited broadband / wi fi service is provided. Internet reception can be patchy and the connection provided should NOT be relied on for work use and is unsuitable for games or downloading of films. Please bring connection cables as you may have to attach your laptop to the router. Excessive use of the internet will be charged at cost.
