The Hayloft at Boundary Farm is part of a small group of holiday properties located in six acres of gardens, woodland and meadow just on the outskirts of the popular market town of Framlingham close to the village of Saxtead. Comprising of three separate holiday cottages as well as two charming Shepherd Huts, the holiday cottages at Boundary Farm can be booked together to accommodate larger groups of guests. The owners have carefully renovated the Hayloft to retain its original character and features evoking the era of a traditional rural cottage whilst providing modern comforts.
Kitchen/Dining Area: Electric oven and hob, fridge freezer, microwave, dishwasher, washing machine, dining table and chairs.
Bedroom 1: Double bed, character ceiling beams.
Bedroom 2: Twin beds with optional pull-out bed (suitable for a child only), character ceiling beams.
Sitting Room: Large room set in the eaves with character ceiling and wall beams. TV, DVD, BluRay player, lovely meadow views.
Shower Room: Shower cubicle, washbasin and WC.
Garden: Rear patio terrace with garden furniture and barbecue. Also available is a shared lawn at the rear perfect for garden games and additional garden furniture in part of the meadow.
Games Shed: The games shed is in the barn within the grounds and available for all guests to use at Boundry Farm. It has table football, pool table and table tennis table.
Parking: Allocated private parking on site.
Heating: Oil-fired central heating.
Notes: Wi-Fi and towels provided. Travel cot, highchair and stairgate available on request. Please note there is a pond in the front garden so children should be supervised at all times.

Framlingham is a small market town that is rich in history and heritage. There is a 12th Century curtain-walled castle where Mary Tudor was proclaimed Queen and historic Saint Michael's church. Framlingham College is an imposing mock-gothic building overlooking the Mere, a lake which is a haven for wildlife. Saxtead village which has its own pub – The Old Mill House, and English Heritage’s Saxtead Green Post Mill, which dates from the late 1500s, is still functioning and well worth a visit. Both are a short stroll from the farm. Aldeburgh, on the Suffolk Heritage Coast, is just fifteen miles away and other places to visit include the beautiful villages of Constable Country, Minsmere bird reserve and Snape Maltings. There are a number of cycle routes and walks in the area and there is a good range of shops and places to eat in the town.
We had a wonderful 5 day getaway in this fully equipped,characterful property. Everything had been thought of and it was very clean and tidy on our arrival. It is set in a nice quiet location but only 1 mile away from the lovely Framlingham with it’s castle,shops and places to eat. A great base for us to explore this beautiful county. We would recommend this gem of a property to all ages.
Although weather could have been better we have enjoyed the warm cosy house and Suffolk sites. The children really enjoyed Stonham Owl Sanctuary and found Dunwich Museum very interesting. Southwold was a great place to visit for the Pier and fish and chips on the beach. Lovely to relax in the beautiful living room in the evenings. Thank you.
What a fantastic half term week we have had in the Hayloft. Wonderful clean, warm and very comfortable accommodation. A couple of small technical issues early on were rectified straight away without any fuss by Chris, who is a very personable and welcoming host, who along with Tina couldn’t have been more friendly, communicative and helpful. We loved this part of Suffolk – so much to do for families both inland and on the coast. We would definitely recommend Boundary Farm and we will definitely return to the Hayloft. We have all loved this holiday – thank you!

We loved it here! The house had lots of space and very comfortable. Comfy beds and a lovely bathroom. Fully-equipped kitchen and great living room with fantastic views. We enjoyed watching the horses out the window and the washing line was handy when travelling with 2 kids. Also good to have a highchair and travel cot. The setting is perfect. Lots for families to do like visit Framlingham Castle, Walberswick beach, soft play at Woodbridge & bug hunting at Dunwich Heath. Tina was a brilliant host and thought of everything. Would heartily recommend this place to all.
Had a lovely week in Suffolk. Lovely accommodation, friendly and helpful hosts. Loved the rustic surroundings. Elliott made friends with children staying next door. Pool table proved very popular! Packed in an awful lot in a week! Favourite spots: Orford (great for crabbing), Walberswick, Woodbridge, Southwold …..

Thank you for a lovely stay and for making us feel so welcome. Great places to explore: Sutton Hoo, Dunwich Heath, Southwold and Framlingham. We even played foot golf at Stonham Barns! The children loved playing on the swing and climbing the tree in the front garden.
