A picture postcard 17th century detached thatched cottage set in two acres of grounds overlooking rolling countryside. A spacious and unique property steeped in history, with Inglenook fireplaces, antique furniture and low beams. An idyllic area with plenty to do locally for families and couples alike - and within walking distance of a very good local pub!

LAVENHAM 7 miles (11 km), BURY ST EDMUNDS 7 miles (11 km), LONG MELFORD 7 miles (11 km), SUDBURY CONSTABLE COUNTRY 8 miles (13 km) 

A 17th century yeoman's cottage on the edge of the village; its' history recorded in five sets of deeds on display on the walls. The garden path runs past ancient fruit trees, still fruiting, whilst the cottage itself is bedecked with honeysuckle and roses, which reach upwards towards the thatch. In Victorian times The Ryes was the village post office, and, at one time, boasted the only telephone in the village. Little altered over hundreds of years, the cottage has a real sense of old world charm, making it a perfect retreat.

This Suffolk Cottage Holiday Property:  Heavily beamed and with a large inglenook fireplace The Ryes will really appeal to anyone with an interest in old houses. Spacious ground floor living accommodation includes a good sized dining room, sitting room and kitchen, so plenty of room to spread out.  The two bathrooms are on the ground floor, the bedrooms and study on the 1st floor.  

This property is ideal for: Families, friends or couples wishing to explore all that this picturesque corner of Suffolk has to offer. From cycling to walking there is plenty to explore from the doorstep of The Ryes. Wildlife enthusiasts need not venture far - the garden is teeming with activity and is often home to deer, water vole, badgers and much more. Be sure to take a camera and some walking boots. The covered garage area provides the perfect spot to store bikes. 

Due to the nature and age of the property we would recommend that The Ryes is not suitable for children under the age of 6. There are characterful sloping ceilings, exposed beams, steep stairs and uneven floors throughout. 

Exploring: Equidistant from Lavenham, Bury St Edmunds, Long Melford. There is no shortage of fine buildings to admire and explore. The majority of buildings in Lavenham date back to the 16th century, but the main streets and square include much older buildings including the Guildhall of Corpus Christi, a National Trust property. Lavenham was once a superbly rich wool town, today it includes fine dining amongst its special offerings. Nearby Long Melford is a wonderful village with its large green, the old hospital and church, from where you can see Melford Hall. Bury St Edmunds' fine abbey and Saturday market is a must and it is only a couple of miles to Ickworth House, allow time for a walk through the park. The Stour flows through Sudbury and it was here that the artist Gainsborough had his home, now a museum and art gallery.

Getting out: The countryside around the cottage is stunning, with wide views across the rolling countryside and there is no shortage of lovely walks. The old railway line from Lavenham is a delight. If you wish to explore the area by bike but have no room to bring your own, the local bicycle hire Maglia Rosso is a must. Children and families alike will love a pony trek through the countryside at nearby riding school Moat Farm. You can even take a boat ride from the quay at Sudbury!

Eating and Drinking out: The Swan, Lawshall is in the same village as The Ryes - a traditional 18th century pub with plenty of period features, making this a cosy and welcoming place to enjoy pub favourites cooked using locally sourced ingredients. A further 10 minute drive away is the The Crown, Hartest - dog and children friendly. Plenty more pubs and restaurants can be found within a short drive away.

Self Catering: Most big name supermarkets will deliver to The Ryes but why not take the opportunity to sample the great range of local products Suffolk has to offer. Hollow Trees Farm Shop is just a 30 minute drive away from the cottage, serving a wide selection of fresh fruit and vegetables, meat, bread and wine - there's also a handy cafe too! Closer still is Depden Farm Shop, just 20 minutes away, with a great meat and cheese counter.

Facilities

First Floor

  • Bedroom 1 is accessed by the steep staircase in the Sitting Room. A large room with double bed, bedside table and lamp, dressing table and stool, chest of drawers and hanging hooks. Please be aware of the sloping ceilings on either side of the room. From here, a door on the right leads to the First Floor Sitting Room.
  • First floor sitting room / study with a desk, chair and day bed. The perfect place for writing letters, listening to the radio or reading a book. A door leads to Bedroom 2 and Bedroom 1.
  • Bedroom 2 can be accessed by the wide but steep staircase by the Dining Room. A large room with double bed, bedside tables and lamps, dressing table and stool, hanging hooks and chest of drawers. Please be aware of the sloping ceilings on either side of the room.

Outside

  • The cottage is set in around 2 acres and includes lovely grassed areas with shrub beds and ancient apple trees, quince and cherry. There is a bricked west facing patio, ideal for afternoon tea or evening suppers. Beside the patio is a rain water pond, beyond which is a twisting path leading to the garage, outhouse and drive. Beyond a further lawned area is a paddock, home to shetland ponies. For dog owners, the garden is mostly fenced.
  • Off street parking for one - two cars (two at a push).

  • A limited broadband / wi-fi service is provided. Internet reception can be patchy and the connection provided should NOT be relied on for work use and is unsuitable for games or downloading of films. Excessive use of the internet will be charged at cost

Children

  • We recommend that children under 6 years of age do not stay at this property due to the historic features and steep staircases.

Ground Floor

  • A utility room with washing machine, tumble dryer and plenty of room for Hunter boots and Barbours
  • The ground floor shower room with shower, wash basin, w.c. and towel rail
  • The kitchen is beamed with open stud-work dividing the cooking area from the breakfast room. China is displayed on the shelves of the pine dresser and there is cutlery, china and glasses galore. There is a marble topped food cupboard and an electric oven with electric hob over, range-style cooker, and microwave. Copper pots and pans are at hand and there is a fridge, dishwasher, coffee maker and toaster. The table seats four comfortably
  • A door from the Kitchen leads to the large brick floored sitting room, with a stunning wood burning stove in the inglenook fireplace, sofa, easy chairs, occasional tables and lamps. The flat screen TV has DVD player and Freeview; there is also a stereo, iPod dock and many traditional games to enjoy whilst curled up in front of the fire. A steep staircase with a rope hand rail is accessed from the sitting room and takes you to bedroom 1.
  • A door on the far left side of the Kitchen leads to a further hall way and the Dining Room. The Dining Room also has a lovely ornamental inglenook fireplace with open grate and large log basket with pew bench beside it. Just the room for a celebration dinner or lunch. There is a large round table and six chairs, display cabinets, whose contents include an excellent selection of books. To the left of the dining room a wide, but slightly steep staircase takes you to bedroom 2.
  • A ground floor bathroom with bath and hand-held shower, basin and w.c., towel rail

We have had a wonderful long weekend staying here at this beautiful cottage. It is very comfortable and warm. We really would have liked to stay longer. The cottage was truly delightful. It was full of character with beams and nooks and crannies, but surprisingly light,airy and warm. The view over the garden and countryside was lovely. I hope that we will be able to stay again.A previous customer - 21st April 2015
