In the heart of Laxfield, a really attractive, unspoilt Suffolk village set amidst rolling Suffolk countryside, Meadow Cottage is a delightful and deceptively large traditional cottage with gardens overlooking a meandering stream, the beginnings of the Blyth, and open fields. Charmingly refurbished this is a real home from home.

About the Property: A traditional beamed Suffolk cottage. Whether one enters the cottage via the front or the back door one immediately feels at home here. The spacious sitting room has a large inglenook fireplace with wood burning stove; it is comfortably furnished with a luxurious leather Chesterfield sofa, a large comfy sofa, chairs and plenty of occasional tables, lamps and a bookcase with books and games ideal for all ages. The kitchen is large and has a table with church pew seating and chairs, great for long lazy meals and conversation. Everything you are likely to need for a week in the country is here.

Upstairs decor is modern and comfortable, views are delightful and again there is loads of space throughout, the sunny bedrooms have good views over the village or surrounding countryside.

Grounds: There is off road parking for two cars and plenty of road space for any more. The rear garden has a sunny south facing terrace with table and chairs, a charming summer house and lawn. Again there are charming flower beds and a good selection of herbs, ideal for anyone in the mood to cook.

Ideal for: Anyone who wants to enjoy the very best of Suffolk. With two large double bedrooms and a twin it would suit walking or cycling couples as well as families with children. The cottage combines the best of the old and the new and the garden is fenced, with a lovely summer house. A great area for cycling. In the heart of Laxfield, one of our favourite country villages you are equidistant (just a few strides) from The Royal Oak, offering great pub food and take away fish and chips, and one of England's very few tap room pubs - The King's Head (known by locals as The Low House). If you are visiting in winter there is nothing better than the snug with its high backed settle arranged around the fire, where you can toast your toes and while away the hours with talk of Suffolk past. Adnams beers and excellent food. In summer the garden is a delight.

Laxfield was once a thriving town with 26 shops, several pubs and a 500 year old Guildhall, now the majority of shops have disappeared but there is still a great village shop, open 12 hours a day and selling a good selection of local produce as well as all the staples. The Guildhall is now a fascinating museum tracing the lives of Suffolk's 19th and 20th century farming folk. The church is magnificent and unusual for its 8 bells which are rung in an anti clockwise rotation - its interior is magnificent. Laxfield was a wealthy town when the church was built. With lovely walks through and around the village and its surroundings, it's worth exploring both on foot and by bike.

Best beaches: The Suffolk coast is a half hour drive away, if you want busy and picturesque, visit Southwold with its sandy beach and magnificent pier. If you are looking for the wild then go to Benacre Broad - a walk from the car but one well worth making. A little further south is Dunwich and of course Minsmere with its wonderful bird reserve.

Best walks: There is an excellent network of walks around Laxfield and across the countryside. Close to the Suffolk Coast & Heaths Area of Outstanding Natural Beauty, there are wonderful woodland, heathland and cliff top walks with many opportunities for bird watching etc between Westleton and the coast. Facilities

Ground Floor

  • Sitting room with dresser, occasional tables, and chests, leather chesterfield sofa, large sofa, easy chairs, log burning stove, flat screen TV with free view, DVD player, radio/CD player, bookcases with good choice of books and games
  • Kitchen - there are two steps down from the sitting room to the family kitchen / breakfast room which includes fridge with separate freezer above, dresser with shelves and storage below, 4 slice toaster, microwave, kettle, radio, electric cooker and dishwasher. There is a dining table with pew seating for 4 and 2 chairs.
  • A door from the kitchen leads to the cloakroom with wash basin and w.c., washing machine, boiler and clothes horse.
  • The rear hall has coat hooks and plenty of space for shoes. A stable door opens to the rear garden

1st Floor

  • A door separates the sitting room from the staircase which is straight with a landing halfway up. There is a handrail to one side
  • Bedroom 1: A twin bedded room with full size single beds, wardrobe with mirror, chair, table and lamp
  • Bedroom 2: A double bedded room with bedside cabinets and lamps, pew with cushion, wardrobe, chest of drawers with mirror
  • Family bathroom with bath with overhead body and hair showers, wash basin, w.c. radiator and bathroom cabinet
  • Bedroom 3: The master bedroom with double bed and bedside cabinets and lamps, chest of drawers, chair, mirror and views over the surrounding countryside.

Outside

  • The front garden has been converted into off-road parking for two cars
  • A garden gate leads through to the rear garden where there is a raised terrace with table and chairs. Two steps lead down to the remainder of the garden where there is a summer house with garden furniture and small table. There is a good sized lawn with planting to either side, including a number of culinary herbs. Beyond the lawn a fence separates the garden from the stream and fields beyond

Services

  • Bed linen and towels are provided, please bring your own beach towels. If using the travel cot, please provide your own bedding for it.
  • Central heating throughout. A starter supply of logs are provided for the log burning stove
  • Wi fi for your laptop
  • Bikes can be stored in the gated rear garden or the summer house
  • In consideration of other visitors please do not smoke in the property
  • A limited broadband/wifi service is provided. Internet reception can be patchy and the connection provided should NOT be relied on for work use and is unsuitable for games or downloading of films. Please bring connection cables as you may have to attach your laptop to the router. Excessive use of the internet will be charged at cost.
