Located on the very edge of Tunstall Forest, Padley Water sits in an almost fairytale-like glen. Step outside the back door and listen to the birds, the breeze, and the babbling stream.

About the property: 
Padley Water is a traditional old woodsman's cottage, located on the very edge of Tunstall Forest.

This property is ideal for: Those who look for simplicity, authenticity, and a return to simpler times. Although Padley Water has a TV and internet connection, you are in no way obliged to turn them on!  Located on the road between Woodbridge and Orford (only 10-20 minutes' drive to both), you're well-placed for exploring this gorgeous part of the country by car, bicycle or on foot (and there are riding stables nearby if you'd like to explore on horseback).

Padley Water lies within an Area of Outstanding Natural Beauty, within the Suffolk Sandlings, and is perfect for bird-watchers and nature-lovers. Walking in the extensive surrounding forests is wonderful - they range from mainly pine forestry, through mixed conifer and broadleaf to the ancient woodland of Staverton Thicks, and host an accordant variety of flora and fauna.

Minimum hire: Three nights, except in main school holidays, when it is a week with a Friday changeover day.

No smoking please. Two well-behaved pets welcome.

Self-catering eating and drinking: Nearby Orford has a general store, award-winning bakery and Pinney's smokehouse/deli and the Butley Orford Oysterage, whilst Woodbridge, in the other direction, also has an award-winning bakery and good delis along with fishmongers, greengrocers, butchers and small supermarkets.

Eating out: The Froize Inn in Chillesford, just a mile or so away, is a great food pub - wonderful dishes of locally-sourced food served in hearty portions. Whilst only a mile away by road there is no pavement along the road, though if you're the adventurous type and handy with a map you could always head into the forest behind the cottage and pick up a footpath that brings you out close to the pub.

In Orford The Butley Orford Oysterage, in Orford's pretty Market Hill, was opened by the Pinney family forty years ago and remains a family business. In a relaxed bistro atmosphere, they serve fish and seafood caught daily from their boats and smoked fish from their smokehouse in Butley Creek. 

The Crown & Castle, co-owned by broadcaster and presenter, Ruth Watson, has an excellent lively restaurant which has 2 AA rosettes and a Michelin bib gourmand in recognition of its excellent, locally sourced food. 

The Jolly Sailor is open for breakfast, lunch and dinner and offers good local, freshly cooked produce. It has a garden overlooking the marshes and the estuary, with climbing frame etc so is just the ticket if you want to take the children out for a meal - the fish and chips are great. 

The historic, 13th century The Kings Head pub combines all the atmosphere of a traditional inn with great real ales, classic pub lunch favourites and a more traditional evening menu. 

In Bromeswell, just a few miles away towards Woodbridge, the award-winning British Larder Suffolk serves high-end, locally-sourced food.

Woodbridge itself also has a great selection of eateries - quality brunches, hot dogs, burgers and cocktails at The East Coast Diner, great food reasonably priced at The Table, 'posh nosh' at The Crown and The Galley, and The Angel, The Kings Head and The Anchor all very good eating pubs. You can even do an all-in-one date night with excellent dinner and a movie at The Riverside.

Facilities

Ground Floor

  • Enter into the open-plan sitting and dining area, the two defined by the large chimney and tunnel fire
  • The dining room has a pine farmhouse table with vintage chairs for four, a digital radio, and one side of the double sided tunnel fire
  • The sitting room enjoys the other side of the double sided tunnel fire and has easy chairs for four (two of them wonderful old bentwood rockers) and a flatscreen TV and DVD player. French windows open onto the lovely woodland garden.
  • The rustic kitchen has a butler sink, freestanding electric cooker, fridge with freezer compartment, microwave, kettle and toaster. There is ample crockery, much of it bought locally at the old Butley pottery.
  • The bathroom has a bath with shower over, wash basin and separate w.c.

First Floor

  • Two double bedrooms, both with double beds, bedside lamps, chairs, wardrobes and chests of drawers. One also has an antique washstand.

Outside

  • A beautiful wild woodland garden, with paths mown through for exploring. A charcoal BBQ is provided.
  • Plenty of room to park 2-3 cars on the front garden
  • NB the garden is open onto the road and up into the forest so care must be taken with children and dogs, and the property is therefore unsuitable for small children

Services

  • Up to two well-behaved dogs are welcome, but please be aware that the garden is unfenced onto the road, so great care must be taken and dogs should be kept on-lead
  • Central heating is provided by way of night storage heaters
  • Bed linen and towels are provided but not beach towels so please bring your own if you're planning a dip!
  • In consideration of other visitors, please do not smoke inside Padley Water
  • An unlimited Wifi connection is provided but please note that local reception can be patchy and the connection a little slower than you might be used to!
  • A hairdryer, hoover, iron and ironing board are also provided at Padley Water.
