Are you a couple looking for an escape from the modern world to a simpler way of life?... If so this cottage may be just what you are looking for ... Meadowsweet Cottage is a traditional timber-framed Suffolk cottage that has been lovingly restored by the owner. The cottage has been renovated to retain the original rustic charm of the building and furnished with both antique and modern pieces to give the cottage a charming yet utterly comfortable feel.

Meadowsweet Cottage is one of the oldest dwellings in Metfield, dating back to the 15th century with 16th-century additions. It has a plethora of beams and original floors and a large inglenook fireplace with a wood burner.

The location offers a wonderful setting in the Suffolk Coutryside, yet is only a 30 minute drive to Southwold and the Suffolk Coast via the market town of Halesworth, whilst the castle towns of Bungay, Eye and Framlingham are all within easy reach.

The charm of Meadowsweet is reflected in the great care and attention given to the design of the cottage which has the benefit of both a kitchen/dining room and a separate sitting room with a cosy wood burning stove.  Upstairs you will find a double bedroom and one single bedroom and a bathroom complete with shower cubicle and cast iron roll top bath.

The cottage is centrally heated and also has a wood burning stove which makes it perfect for cosy evenings relaxing after a day's walking or exploring all that the area has to offer.  There is also a private rear garden.

Please Note:  The owners consider this property is unsuitable for the elderly/infirm and children under 8 because of the water feature in the garden and the steep stairs.

Entrance from back garden:

Hallway: With a traditional Suffolk brick floor, bench and area for coats and shoes.

Kitchen and Dining room: A dual aspect room with views over the front drive and rear garden. A range of units with induction hob and electric oven, fridge/freezer, dishwasher, good range of storage, table and chairs, rustic pine dresser, Dualit toaster, kettle, cafetierre.

Front door: entrance to front of the cottage and parking area.

Sitting room: Spacious room with 2 x two seater sofas and 1 armchair, a mid-century coffee table, antique dresser and wall mounted corner cupboard, and a deep inglenook fireplace with a wood burning stove. There is wifi, tv and a record player, games and books to enjoy. A brick floor and lime-washed beams complete the relaxing style of the room.

Stairs lead to :

Landing: With original wide floorboards doors off to :

Bedroom 1: Single bedroom with a 4ft wooden framed bed ,chalk painted chest of drawers, table and lamp, 2 x chairs and wooden floorboards & rug.

Thermostatic radiators in all upstairs rooms

Bathroom: Double-ended roll top bath, separate shower cubicle, wc, sink, heated towel rail, wooden floorboards

There is an external store outside the back door with a washer/dryer, additional fridge/freezer, bbq(charcoal) and an area for muddy boots etc.

The garden is a sun trap-divided by a flint wall with brick paving and a French bistro table and chairs directly at the rear of the cottage leading to a pea shingled area with flowers, shrubs and additional seating. The garden is enclosed .

The area:

There is a small shop in the village selling a great selection of local produce . The nearest town is Harleston, a pretty market town around and is 5.5 miles away with a range of independent shops and cafes and restaurants. The seaside town of Southwold is only 30 minutes away. The Fox and Goose at Fressingfield is the nearest pub/restaurant which as been awarded AA2 Rosettes and features in the Michelin and Harden's food guides and is well worth a visit. If you want something simpler but no less delicious you can walk to the village hall where a meal can be booked in advance for a Friday night in the newly refurbished bar that serves local beer with a smile. There are also lots of walking and cycling opportunities.

Due to its age the cottage has low beams and sloping wooden floors.

One well behaved dog is welcome at both Queenie's and Meadowsweet Cottages and the owner is happy to provide a crate for a dog should guests wish to go out for short periods without their pet.  Pets are not allowed upstairs or on the furniture in the cottage but if your pet is likely to jump on to the furniture, please provide a throw to protect the upholstery and to keep the furniture in a clean condition for the next guests, who may not have pets.

There is WiFi at the cottage.

The cottage is semi-detached and Queenie's cottage next door is also a holiday cottage owned by the same family.

Off street parking is available for up to 4 cars at the front of the cottage.

A welcome pack is provided as well as bed linen and towels.  A starter pack of logs are also provided for the log burner between November and March.

There is a travel cot at the cottage.
